ESTATE RESIDENTIAL (with stipulations)

All Lake Spivey properties that lie in Clayton County are now zoned “Estate Residential” The following neighborhoods are affected: Emerald Drive, 3108 & 3108B Jodeco Road, Emerald Court, Woodland Court, Forest Drive, Canal Drive, Shoreline Drive, Shoreview Court, Creek Indian Trail, Lake Forest Drive, Wildwood Court, North Shore Drive, Club Valley Court, Lake Park Drive, Pier I, Pier II, Deck Drive, Parkway Drive, Edgewater Cove, Edgewater Court, Bay View Drive, Marina Bay Court, Lake Vista Court, Pine Knoll Court Lost Valley Drive & that portion of South Bay Drive that lies in Clayton County. Existing property on December 16, 2004 will be “grand fathered”

Estate Residential Stipulations:

1. Minimum lot size 1.25 Acres
2. Minimum Floor area 3000 sq.ft. With 2000 sq.ft. On first floor
3. Minimum Set back from Lake 75 ft. (Main Structure)
4. Minimum lake frontage 100 ft.
5. Minimum lot frontage on public street 75ft.
6. No vinyl siding except eaves and sophist
7. Exterior facades constructed with masonry material including hardy plank. Provided, however, that structures existing on 12/16/04 may be expanded, renovated, or repaired using the same building materials on said structures on the date of adoption of this provision.
